Buying a short-term rental in Florida is not a single approval process. City zoning determines whether nightly rentals are permitted at a given address. HOA documents determine whether that specific building allows it, and for how short a stay. Both have to say yes.
Within a forty-mile stretch of coastline, you will find cities that permit short-term rentals in every residential zone, cities that permit them in exactly ten named buildings, and cities that ban them outright with fines reaching fifteen thousand dollars. The property two blocks away may follow entirely different rules.
